Healdsburg Destination Hotel and Housing

Planning for this unique 84-acre site on the Russian River within the City of Healdsburg in Sonoma County began in 2022 with the planned closure of Syar Industries’ sand and gravel operations. Loewke Planning was retained by the owner to conduct an opportunities and constraints analysis to test the feasibility for redevelopment of the site for a range of uses. This effort led to the selection of a preferred alternative, followed by conceptual design of a destination hotel, with supporting retail and a range of higher density housing products.
The project site fronts along two sides on the Russian River, and is connected to downtown Healdsburg by an iconic truss bridge. It has excellent access from US 101 and Healdsburg Avenue, while being situated adjoining vineyards and having views of the surrounding mountains. The concept plan for this incredible site features a 200-room destination hotel fronting on the water and served by a pedestrian and vehicular promenade, flanked by 62,000 square feet of shops and restaurants. The residential component includes up to 850 total homes, including small lot single-family, 2-3 story townhomes at up to 30 units per acre, and multi-family of up to four stories and 50 units per acre.
Loewke Planning conducted the preliminary feasibility testing and land use / environmental review work, and coordinated the efforts of a team of engineers and architects to produce a set of concept plans and renderings for marketing purposes. This project is currently being marketed for implementation by a well-qualified developer with hotel and resort experience.
